For many families, August is all about wrapping up vacations, buying school supplies, and settling back into a routine. In real estate, it often brings a change of pace, too.

In a typical market, August tends to slow down a bit as families focus on getting ready for the new school year. We’re seeing that reflected in the Austin market, with fewer homes going under contract. The good news? Activity usually picks back up in September and October as people return from summer and turn their attention back to buying and selling. Based on what I’m seeing, this quieter season can create some great opportunities for both buyers and sellers.

So, if you’re thinking about selling, don’t lose heart. And if you’re a buyer, this quieter time of year can work to your advantage. With less competition, you may have a better opportunity to find the right home and negotiate favorable terms.
